Methodology

Asset valuation in Bulgaria is performed in accordance with the general and specific requirements of the Bulgarian Valuation Standards (BVS), insofar as they do not conflict with the International Valuation Standards (IVS) and European Valuation Standards (EVS).

In valuation practice, three primary valuation approaches are utilized, all fully detailed across the aforementioned standards:

• Market Approach
• Income Approach
• Cost Approach

Appraisers independently select the valuation approach based on the target property or asset. When sufficient market data is lacking, or when the subject asset is highly complex or unique, appraisers evaluate the use of multiple approaches and methods to deliver a reliable conclusion.
